Millage Rates Calculations

Some counties have millage rates. The millage rate is the amount per $1,000 of property value that is used to calculate local property taxes.

With the property’s tax-assessed value and the total assigned millage rate, a homeowner may calculate annual property taxes. A home’s tax-assessed value is a percentage of its market value. In some locations, the assessment of tax is on 100% of the market value. However, in other places, tax-assessed values can equal as little as 10% or less of the market value. The millage rate has an impact on the property’s tax-assessed value.

For example, consider a home with a market value of $200,000 in an area where the tax-assessed value equals 20% of the market value. As a result, the homeowner property tax has a basis of $40,000. The home’s total millage rate is 70 mills (70/1000), which means for every $1,000 assessed value, $70 in property taxes is due. Therefore, the homeowner owes $2,800 in property taxes ($40,000 * .07).

Property tax before credits = taxable value x total millage rate

Total property tax owed = property tax before credits – homestead credits and circuit breaks

Sales Ratio Calculations

Total Assessed Valuation divided by sales ratiowhat they think your land and dwelling(s) are worth but not always what it will sell for in the marketplace.

Assessed value = market value x assessment ratio

Market Value = Assessed Value/assessment ratio

For Example: If the sales ratio for the year was 91.2% on a $400,000 assessed home:

            $400,000  = $438,596
                  .912

$438,596 = what the taxing authority thinks your property and residence market value is worth and what they are taxing you on.  HOWEVER, this may NOT be the actual market value of the home.

You think that they are underestimating the valuation of your home by giving you that $400,000 assessed value.

For Example: If the sales ratio for the year was 71.7%  on a $218,000 assessed home:

            $218,000  = $304,044
                  .717

$304,044.63 = what the taxing authority thinks your property and residence market value is worth and what they are taxing you on.  HOWEVER, this may NOT be the actual market value of the home.

You think that they are underestimating the valuation of your home by giving you that $218,000 assessed value. You might think you pulled one over on them. But, if you divided that assessed price by the sales ratio you get the REAL figure that they are saying what your home is worth. Almost 1/3 more!
